Progress Underway at 1213 Walnut

Hunter Roberts’ staff and members of the project team were in attendance for an important groundbreaking ceremony held on December 8, 2015. It marked the start of work on 1213 Walnut Street, a new Class A residential tower in Philadelphia’s Midtown Village neighborhood.

The 26-story, 300,000-SF luxury apartment building features 322-units, more than 7,200 SF of retail space, and an amenity package with over 11,000 SF of resident community space, including a great room, outdoor terrace lounge, gaming area, entertainment kitchen, private conference area and deluxe “quiet room”. Additional property features include a more than 3,000-SF indoor/outdoor fitness center with exercise studio and fitness and yoga terrace, a rooftop deck, an elevated private dog park, and a bicycle storage area with workshop.

The project represents the first venture by a partnership of locally-based developer The Goldenberg Group, international real estate firm Hines, and ASB Real Estate Investments.

Hunter Roberts was awarded a pre-construction services contract for the project in November 2013. The comprehensive and responsive services our team provided during pre-construction, along with our recent high-rise residential expertise in the city, were major deciding factors during the competitive GMP, interview, and final selection process.

The building structure is reinforced concrete with a pre-cast and glass window wall façade. The foundation is a large double-reinforced concrete mat that is six feet thick. The units are a mix of studio, one bedroom, and two bedroom units. The project is being built on an extremely tight urban site and involves extensive underpinning of adjacent structures along with a full basement.

The project will be LEED Silver certified, incorporating sustainable features such as the use of green building materials; energy-efficient lighting and plumbing fixtures; state-of-the-art building systems; a green roof; and best management practices. Turnover of the first units is scheduled for June 2017 with final completion of the project scheduled for September 2017.

Dignitaries in attendance for the groundbreaking celebration included City Councilman Mark Squilla and Deputy Mayor for Economic Development and Commerce Alan Greenberger.
