The Laurel Rittenhouse Square
Hunter Roberts is performing Construction Management services for a new 602,816 SF ultra-luxury mixed-use tower at 1911 Walnut Street, the last undeveloped parcel of land on the prestigious Rittenhouse Square. At 48 stories above the ground with two more mechanical floors, and a height of 604 feet, The Laurel is the tallest residential-only building in Philadelphia. The L-shaped property along Walnut, Sansom and 20th Streets includes a mix of condominiums, apartments, retail, offices, and a 120-space underground parking garage.
This community features 185 apartment units in the lower floors and 64 condominiums on the upper floors with separate lobbies and entrances. The Laurel also includes 24,000 SF of high-end retail that wraps around Walnut, Sansom, and 20th Streets. The floor plan features expansive corner residences, offering unparalleled panoramic views of the City and park. Residents will enjoy valet parking, an indoor lap pool and hot tub, a five-star fitness center with a luxury locker room, steam room and sauna, yoga and Peloton room, Club Room and terrace overlooking Rittenhouse Square with bar and catering kitchen, conference room, and dog spa.
The scope included the relocation of all utilities in Moravian Street to allow for the construction of a walkway and tunnel underneath the street to service the new residential tower. New water lines and combined sanitary/storm lines were installed, in addition to new conduits to provide service for Verizon and a new gas main to service The Laurel and adjacent properties. Additional work involved the development of a new Streetscape for Moravian Street including new pavers, curbs, sidewalks, lighting, landscaping, and asphalt paving.
