Design-Build

Design-Build

In the spring of 2023, Hunter Roberts will deliver the first major public Design-Build project in NYC.

The design (including procurement), city agency approvals, and construction were completed in just over three years – which is about three years earlier than a typical NYC public building project.
The Design-Build project delivery methodology simplifies traditional project delivery by consolidating both design and construction into a single contract. As the design-builder, Hunter Roberts is accountable to the owner for both design and construction. Design-Build project delivery enables the project team to efficiently respond to the Owner’s requirements for quality, schedule, and budget.
Hunter Roberts relies on an in-house team of design-build experts with professional backgrounds in both architecture and engineering. Our team believes in the value of good design and the benefits it imparts on our communities. For example, the Queens Garage and Community Space project features a welcoming public plaza – with benches and abundant landscaping – that integrates the project into the overall Borough Hall and Courts campus. Importantly, the public plaza was not a requirement of the design-build brief. The plaza is an enhancement that was developed through the collaborative efforts of the whole team.

Our team fosters an exceptional level of collaboration that facilitates open communication. From the initial stage of the project, our team of estimators, procurement professionals, and field operations managers engage with the design team to simultaneously manage cost, schedule, and constructability. We leverage our extensive specialty contractor relationships to find construction partners with the capacity and culture to work collaboratively with our team.
To meet our internal requirements for continuous improvement, we seek regular feedback from our partners and owners so that we can apply lessons learned. Hunter Roberts has developed unique tools to manage the overall design-build process and ensure conformance with the Owner’s requirements. We integrate Virtual Design and Construction into our process so that the whole team can accurately visualize and understand the project, and its context, from the earliest stages of development.

As a company, Hunter Roberts is committed to the highest levels of participation from minority and women-owned businesses (MWBE). For our design-build efforts, Hunter Roberts exceeded 30% MWBE participation for both the design team and construction. For every design-build project, we partner with an array of MWBE partners in critical leadership roles including design architect, MEP engineering, enclosure consulting, and landscape design.

Case Study

Queens Garage & Community Space

Queens Garage & Community Space

Queens, NY

The Queens Parking Garage and Community Space is the first project in the City’s Design-Build Borough Based Jails program. The new garage will provide over 600 new parking spaces for the community, including over 30 charging stations for electric vehicles with infrastructure for over 100 charging stations. A field of photovoltaic panels will cover the top level and enable the parking facility to achieve near zero net energy usage. A two-story, 25,000 SF Community Space is adjacent to the parking structure. A commodious entry plaza with a cascading monumental stair will enhance the Queens government campus and the future detention center.
