The Residences at 1401 Walnut

Hunter Roberts provided pre-construction and construction management services for the renovation of this historic 14-story building located at 1401 Walnut Street.  The renovation project transformed the historic office building into 36 luxury apartments totaling 63,000 SF.  The 36 residences include studio, one- and two-bedrooms ranging in size from 1,000 to over 2400 SF with high-end finishes including hardwood floors, stainless steel appliances, European cabinetry, personal balconies on 3rd floor, high ceilings, Italian tile in bathrooms with pebble stone shower floors, glass and stainless back-splashes, granite countertops, Terrazzo lobby floor with custom mirrors and draperies.

One of the most challenging aspects was working above and below an existing and operating tenant on floors eight and nine, and above and alongside Banana Republic on the first floor. Months of off-hours work was required to avoid conflicting with the operating businesses. The scope involved working above the ornate plaster ceilings and columns in these spaces while not affecting the high level finishes. The entire building received all new plumbing, electric and HVAC systems which had to pass thru these occupied floors. The equipment replaced included a new cooling tower; Air Handlers; Chillers; Boilers; Domestic water pumps; fire pumps; emergency generator; fire alarm system;  and 13.2 Kv Three Phase service.

The completion of this work had to be performed with minimal disruption to the tenants and their business operations. Daily communication and coordination with the tenants was paramount to achieving a successful project. The tenants were kept appraised of the work and completion schedule, and were informed well in advance of any work being performed that would affect their space.
