Hunter Roberts demolished the existing Sydney Hillman Medical Center Buildings and constructed a new 35-story luxury apartment building on a site area measuring approximately 33,000 SF. Demolition work included a four-story concrete and steel building with basement and two one-story buildings with basements. Complications arose, as the main building was directly against an adjacent building and had to be carefully removed while the neighboring building was fully occupied. The project also included abatement of the existing structures, removal of the existing foundations, and compacted structural backfill of the existing basement up to grade. The new high-rise tower is a cast-in-place concrete structure. The facade is window wall secured slab-to-slab with slab edge covers. The base levels, floors one through four, are enclosed with pre-cast architectural concrete, cast-in-place concrete, louvers, aluminum storefront, and glass. The building includes 321 residential units; 130 enclosed, above-grade parking stalls on levels two through four; 10,000 SF of at-grade retail; a 28,400-SF office floor; outdoor sundeck with green roof, hot tub, grill area, and seating; health club; and a club room on the fifth floor.
