Sitework – Sitework improvements of a 17 acre site. Including general site clearing, cut/fill to new site grades, concrete and asphalt paving for a new truck court and parking lot, curb work, sidewalks, new site utilities (gas, domestic water, fire service, tele/data, electrical, sanitary and storm drainage), bollards, guardrails, striping, parking signage, monumental signage, wheel stops, retaining walls and equipment pads.

Foundations & Slab on Grade– 7” Unreinforced slab on grade with perimeter and interior spread footings.

Structure – Structural steel columns, joist framing, and prefinished white metal deck.

Exterior Wall – Painted precast concrete wall panels, storefront systems, clearstory windows, canopies, and metal panel.

Roofing – 60 Mil TPO mechanically fastened roof membrane over R-18 polyiso insulation. The roof will be pitched to perimeter scuppers and leaders serving as the primary drainage system.

Fitout & Finishes – Interior Fitout requires two (2) side by side MEP Rooms, painting of columns, overhead MEPS and painting of the interior face of the precast walls.

Equipment – 54 Loading dock doors, two drive-in doors, and 54 loading dock equipment packages.

Fire Protection – Design-Build ESFR Fire Protection system with a fire pump.
