This renovation transformed a 25-story, historic landmarked, art deco building from office space into a 210-unit luxury rental building, and all demolition and construction was performed in conformance with local and federal historic standards and approvals. New construction build-out included apartment and floor layouts, MEP and life safety systems, retail space, upgraded parking garage, amenity space and rooftop amenity space, back of house area, and façade restoration.

Apartments include designer touches and high-end finishes such as 9-10 foot ceilings, balconies in select floor plans, stainless steel, Energy Star appliances, quartz kitchen countertops, stone bathroom countertops, and ceramic tile. With a focus on wellness, unique amenities such as circadian lighting, air purification and Vitamin C-infused showers were incorporated. The amenities include a private rooftop dining room with fireplace, Wifi lounges and conference rooms, gourmet demonstration kitchen for private functions, spacious club and gaming room, fully-equipped wellness/fitness center; massage room and yoga studio, pet grooming station, concierge services available 24/7, and bike shop and storage.

Built in 1929, the building is registered on the Philadelphia and National Register of Historic Places, and meticulous attention was paid to the preservation of the historic building elements such as ornate wood-paneled walls and ceiling details. More than 1,300 historic replica windows were installed in concert with the exacting restoration of facade metalwork and the main lobby. Project is LEED Gold Certified.
