Hunter Roberts constructed a new, 30-story multi-family apartment tower located at 3720 Chestnut Street. The building integrates 405 luxury apartments with amenity spaces including a sky-deck pool, retail at street level on Chestnut and Sansom Streets, and one level of below-grade structured parking with 28-spaces for future retail use, and a mechanical penthouse. Additional amenities include a conference room, fitness center, media room and an outdoor terrace connecting to a co-working café and game room. The project features a 20-ft glass lobby allowing residents to view the exterior landscaping.

Garden courts frame the building within a stately block, book-ended by churches and gardens. The development was designed as a “tower-in-the-garden,” with indoor-outdoor spaces providing an elegant setting for gracious urban living at the heart of University City.

The structural system for the residential tower consists of reinforced cast-in-place concrete slabs and columns set upon deep caisson supported foundations. The podium (levels 1 & 2) which extends beyond the tower footprint consists of a steel-frame roof structure on spread footings. The exterior enclosure includes precast and window wall above the 2nd floor and field installed curtain wall and masonry at the podium.

The project site was formerly occupied by the Newman Center, a Philadelphia Catholic Archdiocese affiliated campus organization. A two-story brick building that housed the Newman Center was demolished at the beginning of the project.
