Conrad Hotels purchased a one-star hotel in Lower Manhattan with the purpose of respositioning the asset to align with the business community in the vicinity in the form of a five-star hotel. The 14-story building consists of hospitality and retail areas and includes 463 all-suite rooms, a conference center, and a public interior right-of-way atrium on the second level. There is an 11-screen theater and ground floor tenant that remained in operation throughout construction. Scope for the deluxe guest suites included the installation of all owner furnished FF&E such as carpet, wall coverings, vanities, decorative light fixtures, and mirrors. The hotel’s public space upgrade package added an expanded conference center, banquet rooms, a new hotel restaurant, bar and sundry shop, fitness center, and rooftop lounge. Scope included demolition and renovation of the atrium, conference center, ballroom, and all hotel public spaces including site work, “white box” retail work, passenger cab upgrades, and security systems. The corridors were also renovated completely with new carpet, wall coverings, and lighting. All areas required extremely high-end finishes, including custom stained oak beds in guest rooms, a switchback granite grand staircase with walnut struts, white oak millwork, sliding glass walls, and custom leather furniture. A distinguished collection of art was inherited and maintained from the original hotel’s owner. The Conrad Hotel was certified LEED Gold in part due to the hotel’s green roof and chef’s roof garden, low flow plumbing fixtures, and low VOC building materials.
