Hunter Roberts provided Construction Management Services that included Preconstruction for the adaptive re-use of the Stephen Girard Building, a historically significant former office building, into a Canopy by Hilton boutique hotel. Originally constructed at the turn of the 19th century, the granite and terracotta 13-story building located at 21 S. 12th Street was renovated into a unique and iconic 187-room hotel. The hotel features an American Brasserie restaurant called The Wayward; a bar and transfer lounge area; Canopy Central Café; giftshop; conference/meeting space; and 24-hour fitness center. The Canopy Hotel is a part of East Market, a four-acre, mixed-use, pedestrian centric development in the heart of Center City.

Hunter Roberts’ services involved an initial contract for advance portions of the work on the building, occurring before and concurrent with the finalization of the hotel re-use plan. The Advance Work included an extensive rehabilitation of all mortar joints and repairs of the east and north facade followed by highly concentrated cleaning; switchgear and fire pump; elevator work; retail storefront work along Ludlow Street; abatement and interior demolition; sitework; and temporary landscaping.
