Hunter Roberts worked with a client team comprised of Time Equities Inc., Perelman LLC, and Albanese Development Corporation to develop their new 64-story condominium tower on West Street, three blocks south of the World Trade Center. The 523,000 SF residential high-rise includes 189 condominiums and numerous amenity floors. The cellar level contains a water club featuring a 60-foot swimming pool, hot tub, cedar sauna, marble steam room, and experiential shower as well as a laundry room, tenant storage room, pet spa, bike storage room, building superintendent’s office, storage rooms, mechanical space and back-of-house services. The ground floor features an outdoor plaza, lobby, two white box spaces, a private entrance to a second-floor restaurant, and a private entrance to the third-floor office condominiums. The fourth-floor fitness center has a suite of exercise equipment, spin studio, barre studio, golf simulator, and private spa treatment rooms. The fifth floor is dedicated to tenant entertainment with a private screening room complete with surround sound and stadium seating, private dining room, game room, lounge, library, and children’s playroom. The 64th floor Observatory consists of private outdoor dining and lounge with south-facing views. The building façade curtain wall is made up of floor to ceiling curved glass. A tuned mass damper was installed near the top of the building in order to help alleviate the sensation of the building’s wind sway.
