Hunter Roberts provided a Guaranteed Maximum Price (GMP) as an At-Risk Contractor for construction of the 11-story high end condominium building at 122 Greenwich Avenue, also known as One Jackson Square. Hunter Roberts completed the project while holding all sub-contracts and maintaining full responsibility for the completion of the project both from a schedule and cost perspective.

The 58,300-SF luxury residential condominium is located in the Greenwich Village Historic District in Manhattan’s West Village. The project required NYC Landmarks Preservation Commission approval. Retail and residential amenity spaces totaling 7,500 SF are built on the ground floor and basement levels with 35 residential units on the floors above. The building was designed by William Pederson of Kohn Pederson Fox.

Construction consisted of a highly complex deep caisson foundation system spanning over the A/C subway line with a permanent vibration isolation system allowing the condo to sit motionless above the subway tube. Curved concrete slabs that align with custom field-assembled curtain wall systems enclose this building in one of the most intriguing facades in the area. The building is LEED Silver certified.
