Lincoln Towers is an 11-story, occupied senior housing apartment building with 245 units and a full basement. The scope of work includes phased renovations to reduce the number of senior apartments to 209 ADA/Adaptable one-bedroom units. Apartment renovations range from moderate to complete re-gut. All units will receive new kitchen cabinets; Energy Star-rated appliances; bathrooms; flooring; patching and painting of partitions and ceilings; doors, frames and hardware replacement; window replacement; shelving; and intercom system. Common area work on the second through 11th floors consists of new flooring and a suspended ceiling system in the main corridors; tile cleaning and reconditioning; new mounted handrails; and two elevators replaced and two refurbished. Ground floor common area work consists of gutting the existing cafeteria and kitchen and installing new kitchen equipment and counters. Exterior improvements are also included in the scope and are comprised of a new roof, landscaping, front-access driveway extension, curb cut, sidewalk, and entry vestibule, as well as upgrades to fencing, site lighting, and landscaping. The building is receiving a sanitary sewer replacement, new electrical system, new fire suppression sprinkler system, and upgraded fire alarm and security systems. A new heating and air conditioning system for all units and common areas is being provided.
