Hunter Roberts provided design / build services for this new, 173,000-SF mixed-use, parking, retail, and residential complex. The seven-story concrete structure accommodates 72 condominium units and a two-level, 120-space underground parking garage built with poured-in-place concrete. The exterior wall is a combination of brick with masonry back-up, curtain wall, and storefronts. The condominium interiors include stone and wood flooring, specialty cabinetry, and premium fixtures and appliances. Scope included site utilities, a storm water retention system, emergency generator, sidewalks, street and building lighting.
In order to comply with the owner’s pro forma and financing requirements, the project needed to be constructed for $168 / SF, including all design costs. Also, from an esthetic standpoint, the owner stipulated that his new building and the corresponding units needed to have the look of a warehouse that was converted into residential lofts. This design would be in keeping with the surrounding area, whose early 20th century residential buildings were slowly being refurbished instead of being demolished. This esthetic concept was also crucial in obtaining zoning approval from the city of Philadelphia.
